Özet
Emlak denince ilk aklımıza gelen konuttur. Değişen yaşam koşulları, kentleşme gibi unsurlar düşünüldüğünde emlak içerdiği anlamlar açısından günümüz insanının temel ihtiyaçları içerisinde yer almaktadır. Emlak pazarlaması, gerek emlakçılar gerekse inşaat firmaları tarafından özen isteyen bir uğraş haline gelmiştir. Emlak pazarlamacıları rekabet avantajı kazanmak için pazarlama faaliyetlerinde strateji geliştirmek zorundadırlar. Bu stratejiler inşaat firmaları için ürün geliştirmek, emlakçılar için de hizmetlerinde çeşitlilik sağlamak olarak kabul edilmektedir. Emlak pazarlarken strateji geliştiren ve çeşitli reklam kanalları ile marka oluşturma faaliyetlerine önem veren, geleneksel emlakçılık kalıplarının dışına çıkan firmalar, bilgi çağının ve teknolojinin imkânlarından da yararlanarak rekabette üstünlük kazanabileceklerdir. Günümüzün pazarlama kanallarına dahil olan internet ile emlak pazarlamasına yeni bir boyut kazandırılmıştır. Firmalara kendini tanıtma şansı veren internet, aynı zamanda emlakçılara da portföyünü teşhir etme şansını vermektedir. Zaman ve mekan kısıtlamasını ortadan kaldıran internet, emlak pazarlama faaliyetlerine hız katmış, kolaylık kazandırmıştır.
When we talk about Real Estate the first thing we remember is a house. When we think about such elements as the changing living conditions and urbanization, real estate is included in the fundamental needs of today’s people from the point of view of the meanings that it involves. Real Estate Marketing has become an occupation which requires care by both real estate agents and construction companies. Real estate marketing people are now obliged to develop strategies for their marketing activities in order to have advantages against their competitors. These strategies are to develop products from the point of view of construction companies, and to provide varieties from the point of view of real estate agents. When marketing real estate those real estate agents will gain an advantage in competition that can leave aside the traditional ways of real estate marketing and develop strategies and place importance to activities of forming a brand name by use of various advertising channels and who can utilize the possibilities of technologies. With the use of internet which is included in the marketing channels of today real estate marketing has gained a new dimension. Internet gives the chance to companies to introduce themselves, and it also gives the chance to real estate agents to present the real estates in their portfolio. Internet, which eliminates the restriction of time and place accelerates the marketing activities of real estate and provides facility.
