Özet
Turizm, ülkelerin kültürel, sosyo-ekonomik gelişimleri üzerinde etkili olan en önemli endüstrilerden biridir. Ancak ülkelerin sürekli yenilenen kültürel, sosyo ekonomik koşulları turizm endüstrisini ve anlayışı da değiştirmektedir. Günümüzde turizm endüstrisinden yararlanmak isteyen uluslar, tüm sektörleriyle -konaklama, yeme-içme, ulaşım ve eğlence- bu sürekli yenilenen turizm anlayışına kendilerini uydurma çabaları içerisindedirler.Turizm sektörlerinin çabalarını kolaylaştıracak, cazibe merkezi olmasına katkıda bulunacak unsurların başında turizm destinasyonunun sahip olduğu çekicilikler, doğal, coğrafi, tarihi, kültürel ve alt-üst yapı olanakları gelmektedir. Kapadokya Bölgesi, sahip olduğu çekiciliklerle, Türkiye'nin önde gelen turizm cazibe merkezlerinden biri olarak her yıl milyonlarca yerli ve yabancı turisti ağırlamaktadır.Bir destinasyonda turistleri ağırlayan en önemli sektör konaklamadır. Turizm endüstrisinin yapı taşlarından biri olan konaklama sektörü, oteller, moteller, pansiyonlar vb. kendi içinde çok farklı tüketici kesimlerinin konaklama ihtiyaçlarını karşılayacak şekilde yapılanmış işletmelerden meydana gelmektedir. Konaklama sektöründe hizmet veren birçok tesis, 'farklılaşma' yoluna giderek diğer işletmeler karşısında avantaj elde etmeye çalışmaktadırlar. Farklılaşan işletmeler bulundukları turizm merkezinin cazibesinin artmasına da yardımcı olmaktadırlar. İşletmelerin farklılaşmasına günümüz müşteri kitlesinin değişen konaklama anlayışı nedenolmaktadır.Butik oteller, konaklama sektöründe 'farklılaşma' çabalarına cevap verebilen en önemli otel türlerinden biridir. Bu oteller, seçkin, eğitimli ve varlıklı müşteri kitlesine hitap eden, fiziksel koşulları ve hizmet anlayışlarıyla öne çıkan günümüz konaklama anlayışının ürünleridirler. Butik otellerin konaklama sektörüne getirdiği farklılıklar, müşterilerin destinasyon seçiminde ve geceleme sayılarının artmasında önemli etkenlerdir. Kapadokya, sahip olduğu coğrafi özellikleri -peribacaları, vadiler vb.- ve tarihi geçmişi ile butik otellerin istediği farklılıkları potansiyelinde barındıran bir bölgedir. Kapadokya Bölgesi'nde çok sayıda butik otel bulunmaktadır.Bu çalışmada da, ilk olarak Kapadokya Bölgesi'nin turistik çekiciliklerinin turistler üzerindeki etkisi ve bu çekiciliklerin bölgede kalış süresine katkısı incelenmektedir. İkinci olarak turizm endüstrisinin ve konaklama sektörünün en yeni ve 'farklılaştırılmış' ürünleri butik otellerin özelliklerinin -fiziki koşulları, hizmetleri vb.- Kapadokya Bölgesi'nin cazibesine, bölgeye gelen turist sayısına, konaklama talebine ve geceleme sayısına etkileri araştırılmaktadır.Bu bağlamda da, çalışma, Kapadokya'daki butik oteller üzerine yapılan bir saha araştırması kapsamında 431 yerli ve yabancı turist üzerine uygulanan bir anket çalışmasını ve toplanan verilerin analizinden elde edilen bulguları içermektedir.Elde edilen bulgulara göre, Kapadokya Bölgesi'nde yer alan butik otellerden (40) tanesinde konaklayan (240) yabancı ve (191) yerli turistin tatillerini Kapadokya Bölgesi'nde geçirmek isteme nedenlerinin başında, Kapadokya'nın çekici, kendine özgü doğal güzellikleri, farklı bir kültüre sahip, huzurlu ve sakin bir yer olması ile turistlerin sanat ve spor etkinliklerine katılma olanaklarının bulunması gelmektedir. Kapadokya Bölgesi'nde 2-4 geceleme yapmayı planlayan ancak eğer daha çok paraları ve zamanları olsaydı planladıklarından daha uzun süre kalmak istediklerini belirten turistlerin konaklama tercihini butik otellerden yana kullanmalarının nedenleri de Kapadokya Bölgesi butik otellerinin fiziki yapısı- doğal, kayadan oyma mimarisi, konumu, dağ vadi manzaraları, kemerli odaları- sakin, sıcak ve huzurlu ortamları, temiz ve hijyen olması, kaliteli hizmet anlayışı, yiyecek- içeceklerininsağlıklı bulunması ve fiyatlarının oldukça makul görülmesi şeklinde sıralanmaktadır.
Tourism is one of the most important industries that have an impact on cultural, socio-economic developments in the countries. However, the countries of constantly renewed cultural, socio- economic conditions change in the consept and industry of tourism. Nowadays, the nations that would like to benefit from the advantages of the tourism industry that covers a wide range of different areas including- accommodation, food and beverage, transportation, and entertainment- are involved all kinds of efforts of fitting themselves constantly renewed tourism concept.In tourism industry, the attractiveness of the destination, natural resources, geographical, historical, cultural infrastructure and superstructure facilities, make it easy to the efforts of the tourism sector and contribute to the centre of attraction. The Region of Cappadocia with its all natural geography and historical background make the area one of the most attractive destinations of Turkey where millions of domestic and foreign tourists every year pay visit without considering any seasonal difficulties.One of the most important sectors in host destinations is hospitality. The hospitality sector is one of the cornerstones of the tourism industry, especially for hotels, motels, hostels and all kind of accommodation and dining organizations. Among these organizations there is an infrastructure to meet the needs of wide range of culturally different background segments of the hospitality. Many businesses that serve in the hospitality industry put a lot of effort to gain an advantage of being 'different' over other businesses. Differentiated businesses contribute a wide range of perspective to the tourism area by increasing the attractively. A difference in demanding of the customers causes the differentiated businesses.Boutique hotels are the most important branch of hotels in the hospitality industry which can respond to the 'differentiation' efforts. These hotels are the products of contemporary accommodation concept which distinguishes and serves to elite, educated, and wealthy customers with physical conditions and serving attitudes. Differences brought by the boutique hotels to the hospitality sector are very important factors in effecting positively the number of customers and overnight stays as well as the selection of a the destination. Cappadocia, with many fascinating attractions -the geographical features -fairy chimneys, valleys and historical background etc.- offers any potential differences that the boutique hotels could demand. There are many boutique hotels in the Cappadocia region.In this study, first of all, the touristic attractions of Cappadocia Region and the impact on tourists and the length of stay are examined. Second, the facilities of boutique hotels of the most new and differentiated product in tourism industry and hospitality sector -physical conditions of the properties, services, and etc.- impact on the attraction of Cappadocia, the number of tourists, accommodation demand and the number of overnight are thoroughly investigated. In this context, the study of boutique hotels in Cappadocia includes the findings from the survey study of 431 domestic and foreign tourists and evaluations of the collected data.According to the findings, the reasons for spending holiday of 240 foreign and 191 domestic tourists stay in 40 boutique hotels of Cappadocia are that Cappadocia's attractive, unique natural beauty, different culture and it has a peaceful and quiet place and provides for tourists the opportunities to participate in arts and sports activities. Tourists plan to 2-4 overnight stay in the Cappadocia Region but they indicated if they had more money and time than they would stay for longer time. Also reasons of the choices of accommodation in boutique hotels of the tourists are physical formations of Cappadocia, natural, carved architecture, location, mountain views of the valley, arched rooms-quiet, warm and peaceful environment, clean andhygienic rooms, quality service, the healthy food and drinks, quite reasonable prices.
